A Biodiversity Net Gain (BNG) has been a mandatory legal requirement in England since 2021.

For every habitat you remove to benefit a development, you must replace it like-for-like plus an additional 10%.

All wild birds, their nests and eggs are protected under the Wildlife and Countryside Act 1981. The hedgerow is home to many wild birds, so removing their habitat without

the correct survey being completed, you are committing a criminal offense, which can result in an unlimited fine and up to 6 months in prison for each nest and each egg damaged/affected.

If the hedgerow that has been removed is within or over the metrics of the Biodiversity Net Gain (BNG), then you will have to replace the linear unit plus 10%.

When you have an extension built onto your existing property, there will be extra water to manage from the extra sinks, showers/baths, and extra rainwater runoff.

This water needs to be properly managed; this can be achieved by using a soakaway, where runoff will drain directly into the ground on your property.

If you don’t have the percolation test completed, you will not know the rate at which water will naturally be absorbed into the ground. The test is a legal requirement
